The pole barn is the story here. Forty by one hundred feet, dirt floor, huge doors on each end and a third on the south side, 50-amp electric service already run. That's 4,000 square feet of covered space for equipment, a business, a workshop, a collection, whatever you're actually trying to do with a building that size. Most people spend years looking for a property that has one. This one comes with a concrete block garage too, 24 by 30 feet with a concrete floor and its own electric.
The 1900 house is 1,078 square feet, three bedrooms, one bath. Small, old, and in need of work — the agent copy calls it a diamond in the rough, which is a way of saying it needs repairs without naming them. The honest read is that the house is a project. New furnace, new windows, new insulation in the attic and walls, newer roof — so the expensive invisible stuff has been addressed. But the electricity is not energized, the well and septic are untested, and condition is otherwise unknown. You'd want to budget for surprises before you start planning finishes.
The land is 2.38 acres on a rural corner lot with paved roads on two sides, about a mile north of Redgranite. That's a useful setup if you're running a truck or trailer in and out regularly.
At $149,900, the house alone doesn't add up to much. But the house plus the pole barn plus the garage plus nearly two and a half acres of corner lot at 45% below the zip median — that's a different calculation. The market here has been soft, with a quarter of listings taking price cuts and homes sitting around 71 days. Buyers have room to move.
Someone who can do their own work, or manage a renovation without needing the house livable on day one, gets a lot of property for the money. The barn alone would cost serious money to build from scratch.
