Acreage
The views are the first thing. Standing on this lot in Douglas, you can see a long way north toward Willcox wine country. That kind of sight line is hard to put a number on, and at $98,000 for 0.37 acres, nobody tried very hard to price it in.
The house itself is a 2003 build, 1,201 square feet, two bedrooms and two bathrooms. That works out to about $82 per square foot. For context, that is a low number for a property that has a functioning layout and a lot that actually gives you room. Nothing about the exterior screams grand, but the place holds together. It is a relatively recent build, so you are not walking into decades of deferred maintenance from the jump.
Inside, the agent called it a "great room concept," which means the main living area is open rather than broken into separate formal rooms. For 1,201 square feet, that is a sensible way to use the space. Two bedrooms and two bathrooms means each bedroom gets its own bath, which matters if you have a guest or a roommate.
The lot is the argument here. 0.37 acres in a setting with long views and a country feel, close enough to Douglas that you are not driving 45 minutes for groceries. That combination is what the price reflects. The listing keeps saying "country living" and "country feel," and while that framing is vague, the lot size and the views at least give it some footing.
What the listing does not say is much about the condition of the house, any updates, what the mechanicals look like, or what the neighborhood around it is like. The agent description is thin. If you are serious about this one, you go see it yourself and you ask specific questions about what has been done and what has not.
At under $100,000 for a two-bath house on over a third of an acre with views to the north, the floor here is easy to understand.
